1. The service
LevyLens is a pre-purchase information service. You file a listing or address; we screen publicly available levy and scheme data and deliver a written plain-English report covering the levy trajectory against comparable benchmarks, special-levy risk signals, capital-works fund health proxies, and a red-flag checklist for your conveyancer.
2. What the report is not
Not a professional strata records search, not financial, legal, or conveyancing advice, and not a building or cladding inspection. Always commission a professional strata records search through your conveyancer before purchasing property. Read the full disclaimer.
3. Price and payment
- A$129 per property screened (AUD, GST incl). One-off; no subscription. Paid at checkout via Stripe.
- After payment you land on your report-request page. Email your payment receipt plus the listing link or property address to start the report.
- If no material data can be sourced for your property, you get a full refund within 24 hours of the verdict, no arguments.
4. Refund policy
- No material data, full refund: if we start a report but cannot source material data for your property, you receive a full refund, issued within 24 hours of the verdict, no arguments.
- Report not delivered: if your report is not delivered within 3 business days of your report request, you may cancel for a full refund.
- Cancel before the report starts: email us before you send your report request and you get a full refund, no arguments.
- Refund requests: email fairformco@gmail.com with your payment receipt. Refunds go to the original payment method within 7 days.
No change-of-mind refunds. ACL consumer guarantees apply.
Australian Consumer Law: Our goods and services come with guarantees that cannot be excluded under the Australian Consumer Law. You are entitled to a replacement or refund for a major failure and compensation for any other reasonably foreseeable loss or damage. You are also entitled to have the goods repaired or replaced if the goods fail to be of acceptable quality and the failure does not amount to a major failure.
5. Accuracy
Reports state explicitly where data was available and where it was thin; we do not guess. Coverage varies by state and scheme. Levy levels can change after the report date; the report is a screen of reported history, not a prediction.
6. The proof gate
LevyLens is offered under a published test: the screen must surface a material levy risk in at least 3 out of 10 test reports, or the play is retired and stated publicly. The result is stated publicly at the gate date.
7. Liability
To the maximum extent permitted by law, our liability for any loss arising from reliance on a report is limited to the fee paid for that report. Nothing in these terms limits rights you hold under Australian Consumer Law.
8. Changes
Changes are published here with a new date. Price changes apply to new filings only, never retroactively.
